Living in Magnolia

Magnolia sits west of The Woodlands in Montgomery County, along FM 1488 and the SH 249 corridor known as the Aggie Expressway. It has held onto a genuine country feel — pasture, pines, and long driveways — while becoming one of the region's most active new-construction markets.

The appeal here is land. Buyers come to Magnolia for acreage homesteads, horse property, shops and barns, and room for the things a standard subdivision lot will not hold. Small-town rhythms come with it: local festivals, a compact downtown, farm stands, and a short drive to the lake or into The Woodlands when you want city amenities.

At the same time, master-planned development has arrived along the corridors, bringing amenity centers, trails, and builder inventory to buyers who want new without giving up the setting. Housing broadly runs from the $200s for new construction to $1M and above for larger acreage estates, which makes Magnolia one of the more flexible markets in the county.

Schools

Magnolia is served by Magnolia ISD, a district that has grown alongside the community and draws families out from Houston and The Woodlands. Some outlying addresses on the edges of the area fall into neighboring districts, so we confirm the assignment for each property before you write an offer.

Getting Around

FM 1488 is the main east–west route, connecting Magnolia to The Woodlands and I-45 in one direction and Waller County in the other. SH 249, the Aggie Expressway, runs northwest toward Navasota and College Station and southeast toward Tomball, the Grand Parkway, and Houston — that upgrade is a large part of why the corridor has grown so fast. FM 1774 and FM 149 carry local and rural traffic through the surrounding countryside.
