Living in Spring

Spring is a large unincorporated community straddling the Harris and Montgomery county line, sitting between Houston and The Woodlands. That position is its main appeal: buyers get suburban neighborhoods, a strong employment base close to home, and a shorter run into Houston than most of Montgomery County.

Old Town Spring is the historic heart — a walkable district of shops, antique dealers, restaurants, and festivals housed in restored buildings. A few miles west, Springwoods Village and CityPlace represent the opposite end of the timeline: modern corporate campuses, apartments, hotels, and restaurants built around a walkable core, with several large employers anchoring the area.

Neighborhoods vary widely, from wooded acreage lots to golf communities and gated master plans. Housing broadly runs from the $200s in established subdivisions to $700k and above for the larger acreage properties in Benders Landing, which gives Spring a wider buyer pool than most single-price-point suburbs.

Neighborhoods & Communities in Spring

  • Harmony

A master-planned community on the Montgomery County side with resort-style pools, fitness, trails, and newer construction — one of the most searched-for neighborhoods in Spring.

  • Gleannloch Farms

A large golf and equestrian-influenced community with lakes, trails, and a wide range of home sizes.

  • Benders Landing

Wooded acreage homesites and custom homes for buyers who want space and privacy near the Grand Parkway.

  • Northampton

An established, heavily treed neighborhood with golf nearby and mature landscaping.

  • Augusta Pines

Golf-course living with gated sections and a strong mix of family and executive homes.

Schools

Spring is served primarily by Klein ISD and Spring ISD, with the northern edges of the area falling into Conroe ISD. Because the community spans two counties and three districts, the assigned campus can change from one subdivision to the next — we confirm it by address every time.

Getting Around

I-45 and the Hardy Toll Road both run north–south through Spring, giving commuters two routes toward downtown Houston and Bush Intercontinental. The Grand Parkway (SH 99) crosses east–west and connects Spring to Tomball, Katy, Humble, and Kingwood, while FM 2920 and Louetta handle local traffic. Springwoods Village and CityPlace put a significant number of jobs within a few minutes of home for residents on the west side.

Thinking of Selling in Spring?

Spring covers a lot of ground and three school districts, so pricing has to be neighborhood-specific. A Harmony home and a Benders Landing acreage property do not follow the same comps.
